Other important things to note are that you should make your tenant aware that they must allow the gas safe engineer access to the property to carry out the annual check. Usually 24 hours notice is required. Make sure your tenant checks the engineers ID card first. If the tenant has their own gas appliance, you are responsible for the maintainence of the pipework to the appliance but not the appliance itself.
